Step-by-Step Loan Process

This section is your "road map" through the financing process. Here you will learn about all the steps that make up the home financing process, what to expect, and when to expect it.

Of course, your Account Manager will be by your side from start to finish to answer all your questions and assist you in any way possible. We’re excited to help you finance your dream home!

Loan Application

Your Account Manager will conduct a full loan interview with you, answer all your questions, and walk you through the process so you know what to expect.

Customer Review

Within 3 business days of your loan interview, we’ll mail the initial disclosures for you to review. If you have any questions during this period, your Account Manager is standing by to help you.

Processing

Your Loan Processor will gather all the documentation needed to submit for a loan commitment and review the information with you to make sure you understand.

Underwriting

Your Underwriter will analyze your application and issue your Loan Commitment (Conditional Approval).  You will be communicating with your Account Manager and Loan Processor throughout this process regarding documentation and the status of your application.

Update

Your closing documentation will be checked for accuracy. If your closing date is more than 120 days away, your Account Manager and/or Loan Processor will reach out to you 30–60 days in advance to request updated information.

Lock Loan

Once your builder has set a closing date, you will have the opportunity to secure your loan terms, including interest rate. This typically occurs 30–60 days before closing. Ask your Account Manager about Long Term Rate Lock Options.

Documents Sent

Your final documents will be sent directly to your closing agent. Get excited — you’re about to fulfill your dream of home ownership!

HUD Review

Your Account Manager will call to review all the final figures and documents for your mortgage and explain the next steps of the closing process.

Closing and Funding

Bring your photo ID and Cashier's check/wire confirmations to closing, and get ready to add a new set of keys to your key ring!
